How to choose a property marketing agency in Leeds

Modern residential block with a lawn and trees, the kind of scheme a launch is built around

Choose a property marketing agency that photographs and films property with its own crew. It should also show you property work it has done, from the shoot through to the ads. Then ask how it would launch your scheme or listing, and listen for a specific answer.

In short

  • Look for an agency whose own photographers and videographers shoot property.
  • Ask to see real property work next to the posts and ads made from it.
  • Pick the team that plans your launch with you and agrees the details first.

Property sells on pictures, so start with who takes them. A good property agency has its own photographers and videographers. The people who shoot your scheme sit in the same team as the people who post it and run the ads.

That matters on the day. The crew knows which shots the social posts need, and the ads team knows what was filmed. The walkthrough film on your website then matches what people see on their feed.

It can show you property it has shot. Look for interiors, exteriors, walkthrough films and drone aerials. Our work page shows films, photography and websites side by side.

It explains what it would make from one shoot. For a new development, that is often listing photos, a walkthrough film, drone aerials and short clips for social media. Each one has a job in the launch.

It knows who you sell to. A developer launching new homes talks to buyers and investors. An estate agent needs vendors as much as buyers. A builder wants the next homeowner or main contractor to see a finished job.

Ask the agency who it thinks your audience is. A good answer names real people, such as first-time buyers in north Leeds or landlords buying their fifth flat.

What should you ask to see before you sign?

Ask for property work from the last year. The most useful examples show each stage together. You see the edited photos, the film, and the posts and ads that used them.

Ask who will come to site. You will be showing them round, so it helps to meet the photographer or videographer before the day.

Ask how they would handle your property. For a new build, that might mean the show home, the street and an aerial of the whole site. For a single listing, it might be photos and a short walkthrough film.

Ask where you can use the photos and film. Your website, the property portals, brochures and ads are the usual places. It is simpler to agree that before the shoot.

Ask what they need from you. Usually that is access, a dressed show home or a tidy house, and a day with decent light. A good agency tells you this before the shoot is booked.

Ask how you will hear about results. You should see what went out and how many people saw it, in plain numbers. How often you get that is something you agree together.

How does a property launch come together?

The shoot comes first. It happens once the show home or the first units are finished and dressed. The crew photographs the rooms, films a walkthrough and flies the drone over the site.

A business flying a drone with a camera in the UK needs an operator ID from the Civil Aviation Authority. We check drone permissions for every address before a shoot day.

Then the content gets made. The photos go to the listing and the website. The film is cut into a full walkthrough and short clips for social media. The same material becomes ads and emails.

Then it goes out. Social posts keep the scheme in front of people who already follow you. Paid ads on Meta, Google and LinkedIn reach buyers and investors who don't follow you yet. Emails go to your list of buyers, agents and investors.

Short video does a lot of this work. Across our clients, January to August 2026, almost 2,000 short videos on Facebook and Instagram were watched 5.2M times. Most of the accounts we run are in property and construction.

Timing makes a difference too. If a scheme is due to launch in spring 2027, plan the shoot for when the show home is dressed. The photos and film are then ready on the first day of marketing.

Our property marketing page sets out how we run a launch, and our video production and photography pages cover the shoot itself.

Does it matter if the agency is in Leeds?

For regular work, being close helps. A crew nearby can get to site at short notice and come back when the weather turns. City centre flats and new homes towards Wetherby are an easy drive from our office on York Road in LS15.

For a big launch further away, a crew that travels to you works well too. We shoot across London and the rest of the UK from our Leeds base.

The most useful test is whether the agency can show you property it shot and marketed for people like you. Our clients page lists the developers, estate agents, builders and architects we work with.

A good first conversation covers your property, the people you sell to and the date you need content by. You should come away knowing what the shoot involves and what gets made from it. The price follows in writing, because it depends on what you need.

Common questions

What does a property marketing agency do?

It photographs and films the property, then uses that content to sell or let it. That usually means listing photos, a walkthrough film, drone aerials, social media, ads and emails to buyers, agents or investors.

Should a property marketing agency be based near me?

It helps when you need regular shoots, because a nearby crew can reach site at short notice. For a single launch further away, a crew that travels to you works well too.

What should I ask to see first?

Property work the agency shot itself, shown next to the posts and ads made from it. Then ask who will come to site and what they need from you on the day.

When should a new development be photographed?

Once the show home or the first finished units are dressed. The photos and film are then ready for the website, brochure and social posts on the first day of marketing.

How much does a property marketing agency cost?

It depends on what you need. A single listing shoot and a full launch are priced very differently. A good agency talks it through with you first and then puts a price in writing.
